Manitou Springs is located at the western edge of Colorado Springs and right at the base of Pikes Peak. This small town has no shortage of character or desirability. This town is a favorite destination for both tourists as well as people looking to relocate to the area.
The only drawback to Manitou is a serious lack of housing inventory and what seems to be an affordability issue. In the Month of September of 2017 Manitou saw 5 Home Sales. We don't think this has to do with desirability as much as a lack of inventory and a rapidly increasing Price Per Square Foot rate.
Here is a quick look at the historical September sales from the last ten years.

The number that really points to the status of the Manitou Springs real estate market is the "Median Sales Price". In September of 2017, that number was $370,000. Although that is certainly not the highest median price in the front range it is a 64.44% increase over the 2011 median sales price of $225,000.
