Competing with God for home buyers...

Open houses are almost always on the weekend. But "which day" is better/more productive is almost always up for debate and even a potential argument, depending on who you're talking to.  A few days ago a buddy of mine got himself into a mouthy conversation about holding open houses w/some fellow Realtors friends of mine.

Personally I prefer to hold an Open between 11-2 on Saturdays, and never on Sunday's. I don't like competing with church or the NFL. Many people consider Sunday the Lord's Day and that means church, family time and mostly relaxing, not working or driving around to open houses. I work, play and enjoy my weekends, so either day for working is fine for me. I believe you take advantage of employment opportunities 7 days a week.  But that's just me. I simply see Sunday's as less productive for traffic.

What day has been more productive for you as a Realtor?

Open houses are important in my area. I generally hold Sat and Sun, 1:00-4:00 the first weekend, often Sunday only the next. We get 30-40 and more groups through each day, but Sunday is the big one.

I have always felt that Saturday is recuperation day from the work week and getting tasks and projects done. This leaves Sunday morning for worship and afternoon for open houses or other activities if not looking to buy a home.

I love to do public Open Houses!  To spread our advertising dollars and give potential Buyers a choice we always do Saturday 11-2 and Sunday 1-4.  Last week was beautiful - we had an inviting waterfront property, same turnout both days, and the result was an "under contract" offer and two new listings and two new future Buyers.  Great ROI return for six hours of Open House visiting!

I like the Saturdays too. Some sellers ask you to do them both days. Sunday afternoons usually don't interfere with church but you are right, the TV on Sunday is tuned into football as it can be on Saturday with the colleges in the Fall.

Great job on the title.. you got my attention and when I opened it up, it all made sense.

I recall going to a church where he had a fair amount of Realtors. And you knew it because they were the ones who not only got up to leave for their open houses before the service was over, but they also got a pass for doing so (assumedly because they were all faithful givers) :-)

I don't practice real estate any more in the sense of directly working with buyers and sellers (I do marketing), but if I did, I have to say doing Open Houses would not excite me. I did them years ago because I was told "it's what you do" but I never enjoyed them and although I had success in the business, I rarely if ever had success with my Open Houses. Years later, I now know tht I set myself up for failure with the preconceived mindset that they didn't work (oh how I wish I understood the law of attraction in my real estate days) :-)

Greg, I like your prospective.  Always another way to look at things.  We try to think out of the box and try new things.  We have done evening open houses, afternoon commuter open houses, but in the finally analysis, Sunday still seems to attract more buyers.

I mistakenly think that weekends might be my time. Saturday is when everyone is doing errands, events and shopping.  I've given up Saturday opens because traffic is much weaker than Sunday afternoons.  I usually do 2-4, with the heaviest traffic after 2:30. I've already spoken with God by then, and hope that some of the buyers have too.

You got me with your title Greg...then gave me a smile with the phrase "competing with church or the NFL."      Reading the comments, it seems the success of Saturday versus Sunday varies based on regional differences.    For the standard 1-4 pm timeframe, around here there's always a flurry right between 1 and 2, a quiet hour between 2:30 and 3:30, followed by a rush of people at the last minute or even late.

Your market and marketing IMO will determine the success of activity or attendance regardless of the day or time at open houses. Buyers will wait in line to buy something that is of value to them, so if only three buyers attend, only one can buy the property, right? I quit watching the NFL and God is always with me as He is with all of His children.

Greg, I do a lot of Open Houses and love to do them. I have held them on every day of the week and varied times of the day.

I do not do Sunday and very seldom even show buyers homes on Sunday.

I have very little complaint from the consumer about my practice.

Saturdays, work very well for me.

Great post Greg.  I agree 100% that Saturdays are a better day.  Sundays are more relaxing and reflecting to most.  Have a great week!

In some areas, college football on Saturday is as big as NFL on Sunday.  Anyway I have saved searches set up for all the local teams, both pro and college, and try not to schedule in conflict with any major games.

I have not done an open house in a while, but I prefer Saturday as well. I'd rather relax with the family on Sunday if I can too.
