This a great article for those who want or know they need to door knock. We are huge proponents of getting face to face with the homesellers we predict will list. It's their opportunity to be the first agent the prospective seller talks with. And, as we all know from NAR; 67% of the time the agent a homeseller hires isn't the best, nicest, most successful agent... it's the first agent they speak with.

Knocking doors is an important component of your geographic farming plan. But...how to begin? How about starting with a few questions for yourself:

  • Should I knock doors?
  • Is knocking a smart strategy for marketing nowadays?
  • The answer? YES and YES!

(Of course, you can only knock in a place that allows it…some neighborhoods, such as gated communities, high-rise apartments, and certain private communities might have restrictions on solicitation. But that's something you'd already know from when you first researched selected your farm.)

Door-knocking is a great hands-on way to build relationships with the people who live in your farm, and quickly build a solid reputation. And it’s not as hard as you might think. Knocking on doors and speaking with neighbors is really quite easy...if you’re prepared. (It can be handy to have a script you’ve practiced, if you that's your thing.)

One important part of an effective door-knocking strategy is to have a theme that you’ve chosen for each month you're out there. Since you’ll be there againand again, it makes sense to not ask them every month if they’re selling — that would be an odd way to interact with people you’re becoming acquainted with. But it’s important that each time you're out knocking, you ask for some type of business. A call-to-action with every contact, right?

Can't think of a theme? Try one (or all) of these:

• "Ever thought about buying an investment property in this area?"
• "If you ever thought about moving, where would you like to relocate to?"
• "Here's an update on what's happening in this area's home market..."
• "Let me tell you about some buyers I have..." or "Have you spoken to any neighbors who may have mentioned an interest in selling?"
• "Who do you know who might need my help inside or outside this area?"
• "Here's some news you may need to know about the real estate market."

You can also generate marketing pieces and scripts that match your monthly theme — that way you have a comprehensive and cohesive plan.

I have attended several classes and seminars recently where the instructors talked about door knocking and how underutilized it has become.
