September 2017 Market Report

 

 

Fallbrook is an inland community with abundant rural space, and adjacent to Oceanside, Bonsall and Escondido. There are a range of Fallbrook homes for sale.

 

 

You can read more about Fallbrook here, and all the community has to offer – rural housing, a quaint downtown, homes with large lots and views, rolling hills, orchards, and the Avocado Festival! Indeed they have been called the Avocado Capital of the world! And Fallbrook used to have a stage coach stop!!

 

 

As we have seen in other communities, the Fallbrook real estate market continues to shift. These statistics do not include private sales or manufactured housing; the numbers are derived from the MLS and are believed to be accurate at the time this report was published, but are not guaranteed. Having details about local market conditions benefits buyers and sellers so they can make informed decisions about buying and selling in Fallbrook.

 

 

Here we look at the statistics for single family detached homes compared to August, and September of 2016.

 

Fallbrook home for sale



There were 54 detached single family homes sold, up 8% from August sales, a contrast to some other communities that saw declines. Homes were on the market an average of 38 days. The average sales price was $620,933 (down 7% from last month). Homes sole on average for 97% of asking price. At the same time, however, 33% of the homes sold at or above asking price. 20% of the transactions were for cash.

 

 

Compared to September 2016 sales were up by 6%. Average sales prices in September were down by 4% from 1 year ago.

 

 

There were 174 detached single family homes available for sale in Fallbrook at the end of September.  Prices range from $195,000 to $4,950,000 (for a 49+ acre avocado ranch and estate).  55 new listings hit the Fallbrook market in September.

 

 

Based on the rate of sales there currently is about 3.2 months of inventory available, a market that favors sellers and a pattern seen in other nearby communities.

Why aren't there any window coverings on that house with the bedroom exposed? I love that design, though. I would buy a house like that!

I loved this house, but I don't have an answer Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents  It was odd although I have seen other mid-century modern homes without coverings on all the glass. Because of all the glass in the main rooms and the bedrooms it would be a challenge to attach curtains or shades.
