Princeville Kauai Real Estate Update for Oct 15 to Oct 21

Here we are almost through October and we already have a remarkable 99 transactions which is a 21% increase over the 88 sales from last October. Last year, there were a total of 31 condo sales for the month while there have already been 47 for this October. True to form, condos continued to lead the way, with several new listings, escrows, and sales. Here is your update:

Alii Kai 13D sold for $121K in 6/99 and is available now for $479K. This condo has been listed 6 times since then, the most recent being from 6/14 to 10/14 for $425K.

Paliuli 2, a free standing condo, is listed for $665K since selling for $518,500 in 4/16. It went into escrow within 6 days so you’ll also see it under contingent.

Puu Poa 101 is priced at $1.299M. It sold before for $1.350M in 8/07. It was listed previously from 10/11 to 11/14 for $1.1M.

Contingent:

Kamahana 8 found a buyer after 50 days on the market. Priced at $445K, it sold in 1/80 from the developer for $91K. Mauna Kai 10B is in escrow after 10 days while listed for $459K. The seller paid $575K in 11/04.

Sales:

Sandpiper 126 was priced for $369K and sold for $341K. The prior sale was for $362K in 11/04. Puamana 25C was listed for $395K and it sold for $375K. The most recent sale was in 12/03 for $325K.

Mauna Kai 8A sold for $420K while listed for $429K. The last sale of this unit was in 10/15 for $375K. Nihilani 11B sold for $690K while listed for $695K. The seller purchased this unit in from the developer in 1/10 for $565K.

Price Changes:

Puu Poa 102 made its weekly $5K reduction and is now priced at $1.210M. That is the only price reduction on this weeks update. Now on to your Princeville Kauai single family home update:

Sales:

Sold for $1.3M, 5028 Emmalani was listed for $1.375M and had been purchased for $385K in 7/07 for land.

Withdrawn:

After 125 market days, 3991 Aloalii was withdrawn while priced at $1.590M. The sellers paid $1.150M for the home in 12/06.

5295 Pokii Lane, with a list price of $1.250M, was withdrawn after 195 market days. This home was purchased in 1/16 for $600K then gutted and totally remodeled.

Temporarily Withdrawn:

3793 Moae Place was temporarily withdrawn after 14 market days priced at $734K. The home sold for $487K in 10/12.
