As fall turns to winter many buyers and sellers decide to step back from the real estate market. I personally find my winter months to be some of my busiest.
A real good reason to List in the winter is the Inventory levels is at its tightest for homes for sale. If a property is priced well, clean, upgraded where needed and staged you will see good activity. There is less buyer traffic, but most are much more serious, few lookers, as typically these buyers need and are ready to purchase soon. These buyers are very prepared this time of year, are Lender Pre-approved, know what they are looking for, and what they can afford.
Often summer Open Houses attract a certain amount of buyers who are ill prepared to make a purchase, this is a different crowd.
Sellers might be wise to stage their homes with the thought of warmth and colors that attract us all during holiday months. In our area we have a housing shortage, in what many believe is the only true northern California Beach Town. WE have trees to the Sea, Surfing, Sailing, Mountain Biking, Jeez! recreation galore, excellent schools, A wonderful selection of excellent restaurants, along with higher education. The Tech industry in the bay area is continuing to grow, the work force needs housing and many will commute to have the quality of life Santa Cruz offers.
