 Real Estate Sales Slowed Considerably for Camas WA in September 2017

 Real Estate Sales in Camas WA slowed this past month; with inventory with inventory moving back up because of that. Here are the September 2017 highlights:

  • The Average Price Trend is still much higher than last year, with the 3-Month Moving Average Up 16.32% from the year before; while the 12-Month Moving Average was up 15.07%
     
  • The Inventory level increased to 2.5 months (from 2.2 months) for Resale Homes.   
     
  • Approximately 33 Resale Homes closed in September 2017, compared to 53 Sold in 2016;  which is 20 (-37.7%) fewer than in 2016;
     
  • REO/Bank Owned property sales were 1 units (3% of total); down from 2 (3.8%) in 2016. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2016.

The short-term Average Sales Price for a Home in Camas edged up late in the season, and is now approximately $500,884; which is about $70,284 higher than the same element in 2016! This average price is 35% higher than the Clark County average.

Unit-sales have dropped considerably this month, and we are now down about -28 homes so far this year. 

The Average Sales Prices (chart below), although lower than this year's peak, are still higher than in previous years, with 2017 setting a new high:

The long-term price trend is still in a strong upward direction, with the short-term trend going upwards this month as well.

 In the first graph, New Listings matched Pending Sales, with the gain in Inventory caused by the decrease in closed sales.

The second graph shows the Average Price List Price and Average Sales Price both dropping for the month.

The final chart has both the Average Days on Market and the Median Days on Market moving up by a few days.
