Castle Rock CO Market Update - September 2017

The Town of Castle Rock is located about 30 minutes (29 miles) south of Denver and enjoys a population of 56,962, which has inched up about 1,000 per year.  Elevation of Castle Rock is 6,202 feet above sea level.   The median age is 33, and median household income is $134,148.  Castle Rock includes Castle Pines, and many rural farm areas outside the City limits.

 

The Castle Rock real estate market for the month of September saw a slight decrease in sales over August's sales, which is what the entire Denver metro area saw this past month as well.   The under contracts have slightly decreased and inventory has decreased over last month.   We did see an early frenzy in sales in early spring and summer, but has leveled off with school starting.   These stats include Castle Pines and Castle Pines Village, single family detached homes as well as multi-family homes, courtesy of Joan Cox, Metro Brokers House to Home, Inc.

 

Sales decreased from 213 in August to 195 homes in September

Days on Market increased from 13 days in August to 23 days in September

Average Price increased from $428,000 in August to $435,000 in September

List Price/Sold Price remained at 100%

 

The highest sale in Castle Rock sold for $3,975,000 via an auction, has 6.58 acres and was a custom home in Castle Pines Village.   It was sold in 60 days and the home was built in 2001 and has 7 bedrooms, 12 bathrooms and  a four car garage and has 16,420 total square feet.

As of today there are 357 active listings (attached and detached homes) available in Castle Rock, which is  a slight decrease from 360 this time in august.  You can use this link to see homes for sale in Castle Rock.  This link for active listings will give you attached and detached homes.

 

 

There are currently 258 properties showing under contract, which is a decrease from 273 this time in August.

Sounds like the town of Castlerock, CO is growing and prices are still inching upward even though days on market are increasing slightly. List to sell ratio tells the story..100%!!

Joan, we're seeing similar trends with less homes being sold but, sale to list price ratio still being very strong. Castle Rock has always been appealing to me, close to everything one might need but, not in the city. You are the local expert and who buyers and sellers need to contact for all their real estate needs.

Hi Joan -- interesting to read in this update for Castle Rock real estate that the highest priced sale was sold during an auction.  Was that a marketing method(we see that in our area on occasion) or was it court-ordered?

Michael Jacobs I wondered about that also, but nothing was listed in the MLS either public or broker comments.   I was originally listed for $7,900,000.
