October 2017 closed out with a stunning 128 sales, which represents a 56% increase over the 82 sales from October 2016. Wow! Let’s see what November brings. We’re off to a decent start with 10 sales so far for November. Take a look for yourself:

New Listings:

Kaiulani 29 is listed for $1.295M. The most recent purchase was from the developer in 7/07 for $1,825,850. It was listed before from 3/09 to 3/10, for $1.975M, again from 6/11 to 2/13 starting at $1.425M, reducing to $1.325M, from 9/13 to 9/15 starting at $1.749M and reducing to $1.349M, and from 10/15 to 6/17 for $1.349M.

Also coming to market is Kaiulani 46 priced at $1.319M. This townhome was purchased in 3/07 from the developer for $1.655M.

Hale Honu 1A is newly listed for $395K since selling for $384,500 in 7/04. Pali Ke Kua 138 is priced at $619K. It sold for $485K in 11/03. It was previously listed from 9/16 to 9/17, starting at $649K and reducing to $629K over the life of the listing.

Alli Kai 14C came on the market showing as sold for $360K. The last sale was in 7/81 for $160K.

Back on the Market:

Kamahana 8 went into escrow on 10/16 but is unfortunately, back on the market priced at $425K, down from $445K. You’ll also see it under price changes. It last sold for $91K in 1/80. Puu Poa 301, priced at $1.349M, is back on the market after expiring on 10/31. The seller paid $272,500 in 12/98 for this condo.

Contingent:

Villas on the Prince 8 is in escrow while priced at $725K. The most recent sale had been from the developer in 1/02 for $370K.

It took only 4 days for Kamahana 4, priced at an attractive $350K, to find a buyer. The seller paid $276K in 8/09 for this unit.

Cliffs 3303, which is listed for $415K, is in escrow after 315 days. The most recent sale was for $315K in 10/04 for a leasehold property, converting to fee simple in 5/06 for $108,533.

Sales:

As noted above, Alii Kai 14C came on the market showing as sold. Puamana 3A was purchased for $230K in 8/13 and sold this week for $412K while listed for $439K.

Price Changes:

Villas on the Prince 18 reduced from $734,900 to $719,900. The last sale was in 2/17 for $660K. As noted above, Kamahana 8 is now $425K. Puu Poa 102 made a $10K reduction this week and is now available for $1.2M. The seller paid $920K in 7/13. Pali Ke Kua 1, which is under contract, moved from $132,700 to $122,700.

Back on the Market:

3793 Moa was temporarily withdrawn on 10/20 and is now back on the market with a new price of $749K, up from $734K. The seller paid $487K in 10/12 for the home. 4133 Rooke Place expired and is back on the market. It is priced at $1.099M and sold for $323K in 6/03. 5276 Pokii Lane, with a price of $1.170M, is back on the market after expiring. The last sale was in 9/02 for $630K.

Contingent:

3178 Kamalani Lane is back in escrow after falling out 0on 10/23. The home cost $927K in 8/15 and is listed for $1.125M.

Sales:

4036 Kaikioewa sold for $1.2M while listed for $1.3M. The last sale was in $1.070M in 3/15.

Price Changes:

As noted above, 3793 Moae Place increased to $749K.
