The Anthem real estate market still remained flat in October. The total number of homes sold increased slightly, 1% from September, and up 1% from October 2016. However, the average sale price increased 11% from September and was up 7% year over year. The 12 month moving average ($322,343) continues to remain flat month over month and is now up 3% from last year. The price per square foot was up 3% over September and was up 7% year over year. The days on market increased, now standing at 83 days, up 19% versus September, but down 12% from October 2016. The burn rate, (or homes under contract versus homes on the market) is now about 3.26 month’s supply, back to a more balanced market. There are now 163 homes on the market in Anthem, and 72 homes pending/under contract, foretelling a weaker November report.

Burn rate (Inventory on market / by homes currently under contract) = 3.26 months supply
Avg. Sale price (Solds): $338,987 (Up 11%. from Sept. '17, Up 7% from Oct. '16)
Avg. price per sq. ft. (Solds): $143.74 (Up 3% from Sept. '17, Up 7% from Oct. '16)
Avg. Days on Market (Solds): 83 (Up 19% from Sept. '17, Down 12% from Oct. '16)
Highest Sold: $955,000
Lowest Sold: $155,900
