Home Prices for Highland Beach FL for October 2017

Market stats for October 2017 show a marked decrease across the board in the number of homes sold,  price of closed sales for condos, villas and townhomes in Highland Beach FL.  There were no single family homes closed in October in Highland Beach FL .  I believe this has a lot to do with Hurricane Irma, which hit south Florida in mid-September.  Florida was closed for a while, some areas longer than others.  The good news is - we are back up and running!
If you are considering buying a home you can still find deals on a condo or house in Highland Beach, but having  a good real estate agent who understands the market and will work with you is a must. A good real estate agent who understands the market is a must.   I have seen some really good deals lately!

Don't wait on the sidelines for too long.  Many of our listings are selling quickly due to low inventory. To make sure you don't overpay for your home, you'll want to have an agent that does a thorough market analysis of the Highland Beach condo or home on which you are making an offer.  
It can be even more difficult if you are looking for pet friendly condos in Highland Beach, Florida.  That is challenging, to say the least!
Low inventory suggests that condos are not sitting on the market for very long.  This is the market we are in. Low inventory in Highland Beach often has multiple offers coming in on homes similar to what we saw back in 2007. I wouldn't expect home prices to run up quite as fast as they did back then as banks have gotten a lot stricter on lending guidelines and are no longer giving a loan to anyone with a pulse. But mortgage rates are rising.  Low inventory and higher mortgage rates are one indicator that prices should continue to rise.

Highland Beach Real Estate Report Summary


In October 2017, there were no single family homes closed in Highland Beach, FL.


In October 2017, there were 4 condos, villas and townhouses sold in Highland Beach FL.  This is the lowest number I've seen since I've been doing these reports.  


In October 2017, the average list price for condos, villas and townhomes in Highland Beach FL was $ 611,250 - almost half that of last month.  Average list price per square foot was $ 391, also a decrease from the prior month.  Average days on market was 97.


In October 2017, the average sold price for condos, villas and townhomes in Highland Beach FL was $ 571,875, a marked decrease over last month.  Average sold price per square foot was $ 464. Average days on market was 107.

It is interesting that it is taking a while after the hurricane to get back to normal. It will be the same here given the fires although the RE market hardly missed a beat. Everything else has especially the tourist industry which was down as much as 90% afterwards. cheers cvc
