As we mentioned above the Number of sales for October was not great but when you look at this number in relation to the number of available properties, it's actually quite impressive. At the time of this writing, there are 15 properties available in Manitou Springs. This means that if you look at the number of available properties (15) in relation to the Average number of sales in Manitou over the previous six months (9). There is a 1.6 month supply of homes. To put this in perspective, an inventory of fewer than 6 months constitutes a Sellers Market. So, Manitou doesn't have a desirability problem, it has an inventory problem. Much like the entire front range of Colorado.
Another statistic that illustrates this point is "Median Sales Price". Manitou Springs has seen a 31% increase in its Median Sales Price over the last 2 years, that is remarkable.
