large land deals - as buyers agent anything to look out for??

I'm assiting a client in a large land purchase and wanted some suggestions on anything more to look out for other than the potability & productivity of the wells, soil testing around septics, appraisal, eir, biological, botanical, archaelogical surveys - anything specific I should be asking for from the seller in protecting my client.  Any help would be greatly appreciated.

Obviously Zoning, great feasibility study, just ask for any engineering they have done, maybe even have your client offer to pay them a little bit for it.

It would be a great idea to meet with the planning and zoning committee with your client. Let them know your clients plans for this land. Not only will you find out the zoning classification on the land, but they may provide you insight about neighboring properties or upcomming projects or proposals that may affect this one's value and usage.

Alot of what you ask depends on the clsification and future use of the land. IE if its timber land what is the most recent timber value survey? Residential development...enviromental impact and traffic study.
