What To Expect When You're Selling

By
Real Estate Broker/Owner with Turner Real Estate Group

In this segment of The Daily Reel, Wayne Turner with Turner Real Estate Group in Mandeville, La. discusses what to expect as a new home seller in St. Tammany or Tangipahoa.

When a home is shown, how much notice will I have? It's up to the seller's discretion. Usually it's 4-6 hours, but we can give up to 36 hours if needed. Some sellers say, "Wayne I work nights, I can't show my home until later in the afternoon". That is fine; we work around our seller's schedule. Most importantly you're always kept in the loop, we keep you informed when a property is going to be shown and also give feedback after every showing.

The goal is to find out from prospective buyers what it is they liked and disliked about the property. This feedback allows us to make recommendations that may be needed to help your home sell. Also, to determine for example, if they disliked the paint or it was old and worn - we can see about having the paint updated, or having the seller give an allowance towards it. What the agents think about the home is irrelevant. It's the feedback from the prospective buyers that matters most. We work hard to ensure we get feedback from every showing for our sellers so that they may stay on top of what the market is saying regarding their home.

Something that many home sellers and buyers ask about is the home warranty. When you put your house on the market, you can put a home warranty on the property. Old Republic Home Warranty is one of the companies we use and have had good experiences with. Visit www.orhp.com for more info.

A home warranty will cover the house's water heater, central heat and air, etc. so that a home buyer has peace of mind. Home warranties typically cover the property for one year. Home warranties typically run $400-$500. If you're selling your house for the first time, it's helpful to add a home warranty to it. If you don't have one in place after listing, don't be surprised if a buyer requests one when they make an offer. It's a very common request buyers make when purchasing a property.
