What's Needed to Sell Higher Ended Properties ?

      As I look at the Market I live in , West Lampeter Twp.(Lancaster Co., PA) ,

I can see a trend . Properties that are staged to sell and priced below $250,000

are selling in days ! Homes listed  for sale between $250,000 -$375,000 are

going Under Agreement(UA) in 45-70 days . In both of these two Price Points

there is scarcity as Demand is out pacing Supply . But beyond these two

Price Points , it's a different story . Homes priced at $400,000 and above are

not (across the board) experiencing the same pace of success . Many real

estate agents are not aware of this and are using marketing that has

succeeded in the lower Price Points . Unfortunately Days On Market (DOM) are piling up.


     So what's needed to sell your above $400,000 property ?  It will take a

proactive Internet based Marketing Campaign ! Today's buyers have

abandoned Old School marketing procedures of news print and Homes

Magazines and instead love Mobile apps ! They are searching on the Big 3

National websites. They are looking for well produced Video tours , not

a bunch of still photos many agents use today .



     But the first step will be defining who the prototype Buyer is for your

property and where to find them on the Net ! Your real estate agent will

need to develop a Target Marketing Campaign specifically aimed at the

Buyer Pool you've defined. It will take an Agent who has well established

Social Media Accounts loaded with readership and followers to help spread

the word . Your agent will have to also know how to exactly use that Social

Media (ie. boosting) to reach true potential Buyers ! Make sure whoever

you interview is willing to be measurable with a detailed written

Marketing Plan .


     Next year (2018) appears to be another great year with attractive interest

rates and buyer Demand . This is the year to move your $400,000+ property

while using a Swing (Bridge) Loan to secure your new homesite . Don't

In our area the sweet spot is around 3.5M. Anything bet 3.5-5M still have demand one just does not get that many multiple offers. Anything 4M and above the home must be flawless. Large viewing lots, redone inside, tennis court etc.

These high end home prices have not moved much in recent years but still sell within 45 days.
