It’s been another blustery week, with winds, clouds, rain and high surf reminding us it really is winter here! At least we don’t have the plunging temperatures. It’s the best time of year to separate visitors from locals, as one is clothed in tank tops, shorts, and slippers while the others have broken out their jeans and sweatshirts.

Buyers were out and about shopping for real estate bargains possibly fueled by a Black Friday and Cyber Monday mindset. There were a couple of new escrows and several closings. Take a look for yourself:

Paniolo 104 is newly listed for $430K. The unit sold for $352K in 6/15. Emmalani Court 213 is priced at $595K since last selling for $324K in 2/01.

Cliffs 9203 is available for $789K. The condo sold last time for $625K on 10/03. Puu Poa 412 came on the market showing as sold for $1.2M. The last sale was for $415K in 12/88.

Contingent:

Sandpiper 228 went into escrow in only 56 days with a list price of $470K. The most recent purchase was for $270K in 8/10.

Sales:

Pali Ke Kua 138 was purchased for $485K in 11/03 and sold this week for $620K while listed for $619K.

Pali Ke Kua 143 sold for the list price of $649K. The prior sale was in 9/11 for $480K.

As noted above, Puu Poa 412 came on the market showing as sold.

Price Changes:

Cliffs 1104, which is being sold via online auction, is now $305,500, down from $311,500. Plantation 121 reduced from $629K to $599K. The seller bought this unit in 3/15 for $605K. Cliffs 9203 made a price adjustment to $789K from $785K. Now on to your Princeville Kauai single family home update:

Priced at $748K, 3814 Iluna Place was purchased in 2/95 for $230K. It was listed before from 3/15 to 4/15 for $749K.

3626 Kaweonui is listed for $1.149M. It was listed briefly from 8/10 to 12/10 for $945K. The only sale has been for land in 1/00 for $125K.

5332 Honiki is listed for $1.350M. The most recent sale was in 10/14 for $935K. This home was listed briefly in 7/17 to 9/17 for $1.375M.

4185 Kinau Place was purchased for $975K in 6/08 and is on the market for $1.2M. It took only 5 days to go into escrow, so you’ll also see it under “contingent.”

As noted above, 4185 Kinau Place is in escrow.

Sales:

Purchased in 1/16 for $805K, 4871 Akai Place sold this week for $825K while priced at $875K. 4178 Kamalani Lane was listed for $1.125M and sold for $1.070M cash. The prior sale was in 8/15 for $927K.

Expired:

After 364 days, 3565 Kaweonui expired with a list price of $3.995M. The seller paid $3.675M in 6/08.

Price Changes:

3959 Kalakaua is priced at $798K, which is a reduction from $825K. The home sold for $675Kin 7/13. That’s it for homes this week.

November closed out with 84 sales, a substantial 17% decrease from the 101 sales from November 2016. Our goal for December is 114, towards which there are already 7 sales. We’re off to a good start but only time will tell if the market can keep pace.
