Low inventory suggests that homes are not sitting on the market for very long. That is the market we are in.  Low inventory continues in Boca Raton with some houses getting multiple offers coming in.  


I wouldn't expect home prices to run up quite as fast as they did back in 2006 as banks have gotten a lot stricter on lending guidelines and are no longer giving a loan to anyone with a pulse.  But, low inventory and rising mortgage rates, which seem to be coming, is one indicator that prices will continue to rise.


We saw a mixed bag in Boca Raton FL in November.  Closed sales of single family homes showed an increase while condos, villas and townhomes  showed a decrease in the price of closed sales over the prior month.  Interesting to note, price per square foot of closed condos, villas and townhomes rose in November.




Boca Raton Real Estate Market Summary

 In November 2017,  the average list price for single family homes in Boca Raton FL was $ 859,084.  The list price per square foot for single family homes in Boca Raton was $ 277.  The average list price as well as average list price per square foot showed an increase over last month.

In November 2017, the average sold price for single family homes in Boca Raton was $ 800,245 with an average price per square foot of $ 262.  The average sold price, as well as average sold price per square foot, increased this month over last.  Average days on market was 98.


In November 2017, the average list price for condos, villas and townhouses in Boca Raton FL was $ 255,414.  The list price per square foot for condos, villas and townhouses in Boca Raton was $ 176.  Average list price showed a slight decrease this month over last, while list price per square foot remained the same.

In November 2017, the average sold price for condos, villas and townhouses in Boca Raton was $ 243,070, showing a decrease over last moth.  Average price per square foot was $ 168, showing an increase in price per square foot over last month.  Average days on market was 73.


We saw a mixed bag in November.  Prices of single family homes showed an increase as prices of condos, villas and townhomes in Boca Raton FL showed a decrease with price per square foot increasing.
