Here is a summary of the Cardiff real estate market for November 2017 based on information provided by the MLS (private sales are not included; the data are believe to be accurate as of this writing but are not guaranteed).

 

TOTAL HOMES SOLD

8 (down 47%) Ave. 37 Days on Market, Ave. Sales Price $1,431,250 (up 36%); Ave. sale 104% of asking price

 

Detached Homes Sold

7 (down 30%); Ave. 32 Days on Market, Ave. Sales Price $1,404,142 (up 10%); Ave. sale 106% of asking price

 

Attached Homes Sold

1 (down 80%); Ave. 69 Days on Market, Ave. Sales Price $1,600,000 (up 169%). Ave. sale 93% of asking price

 

Cardiff by the Sea home 

 

The overall volume of sales in Cardiff shifted down significantly from last month, especially for attached home sales (only 1 sale in December). 50% of the transactions in November were for cash, compared to 25% last month. 4 of the homes (50%) sold for asking price or better – a probate auction property sold for 150% of the asking price. Average prices increased across the board compared to October.

 

At the end of November 2017 there were no homes in the Cardiff housing market with a Contingent status (i.e., for the most part short sale and REO homes that have accepted offers being reviewed by the lenders), compared to 1 last month.

 

As of the end of November 2017 there were 22 Cardiff homes for sale, a 10% increase in inventory from October, a bit of a surprise given the time of year. This represents an inventory of 1 month for attached homes (down from 1.2 months last month), and 2.6 months for detached homes (up from 2 months last month).  The Cardiff market remains very competitive for buyers, and is a very strong seller’s market for buyers of attached and detached homes.

 

13 Cardiff homes came on the market in November, compared to 12 last month (up 8%). 7 homes went pending in November (not counting those that sold), compared to 5 in October, a substantial increase by 40%.
