Winter is officially upon us. As snow falls upon our community, the Westfield real estate market begins to slow. With Christmas just over two weeks away, our focus turns to shopping for gifts rather than shopping for houses. That doesn't mean buyers aren't out there looking. But, if you're selling a home right now, you'll see fewer people showing up at your door. The November 2017 Westfield Area Market Report shows that the market has begun to wind down for the year.

Active Westfield Luxury Homes for Sale in November 2017
The Garden State MLS reported a total of 24 active Westfield homes on the market. Of those, 15 were newly constructed or were in the process of building built. Fourteen of them hit the market in the last 30 days. One of the active listings is a 2 bed/2.5 bath condo located in The Savannah, one of downtown Westfield's most desirable communities. Westfield Luxury Homes Under Contract in November 2017
Three Westfield homes were under contract in November 2017. Two of these were brand new construction, while the third was relatively new (built in 2015). One of the newly constructed properties is a Spring House duplex that went under contract after just 12 days on the market.
Westfield Luxury Homes Sold in November 2017
Eight Westfield homes were sold in November 2017. Five of them were newly constructed or are currently under construction. A center hall colonial, a brand new center hall farmhouse, and a colonial built by Joe Rizzo Inc. all sold after less than two weeks on the market. Two more properties, both colonials, sold in under 30 days. Two of the eight homes sold in November 2017 were purchased at list price. They included a Gialluisi Custom Home colonial that is currently under construction. It sold for $1,299,000. The other was a 2 bed/2.5 bath condo in The Savannah, which sold for $2,100,000.
We continue to see new construction flourish in the Westfield luxury real estate market. As a buyer during the cold winter months, you have less competition from other buyers in the area. Sellers are ready to make a deal. Contact me when you want to start looking for your next Westfield home.
