Great update on the Fort Mill and Tega Cay real estate market and I agree with your summary: "It seems safe to assume that housing inventory in Fort Mill and Tega Cay will remain relatively tight and that homes will continue to sell quickly and close to asking price for the foreseeable future."

It is all in the perception. In Sacramento, we've had homes selling at 99% and 100% for so long that if our average ratios dropped to 95%, that would not be considered "close to list price."

For the most part, we do see a bit of negotiating... and in these figures also are new construction sales which list at a number, but if a buyer comes in early enough and removes some of the upgrades, the final sale price is somewhat below the listed price.
