It is all in the perception. In Sacramento, we've had homes selling at 99% and 100% for so long that if our average ratios dropped to 95%, that would not be considered "close to list price."

For the most part, we do see a bit of negotiating... and in these figures also are new construction sales which list at a number, but if a buyer comes in early enough and removes some of the upgrades, the final sale price is somewhat below the listed price.
