You’d think it was “Black Friday” week the way condos flew off the shelves into buyer’s Christmas stockings! Homes trailed far behind, which has pretty much been the case throughout the year. Here we are, on Dec 10th with only 22 sales as we try to exceed the 114 of last December. Here is your update:

New Listings:

Kaiulani 1 is available for $1.2M. The last sale was in 12/16 for $1.M. Alii Kai 5104 is listed for $849K. The last time it sold was in 6/11 for $355K.

Sandpiper 133 came on the market priced at $341K showing as sold as did Sandpiper 129 for $345K. The prior sale for 133 was in 7/05 for $529K and for 129 it was in 9/88 for $90,500.

Back on the Market:

Sandpiper 228 fell out of escrow and is back on the market still available for $470K. This unit was obtained by the seller for $270K in 8/10.

Pali Ke Kua 242 is back on the market priced at $749K. It was apparently “temporarily withdrawn” for a brief time on the 4th then put right back on the market. The seller bought this unit in 5/04 for $555K.

Contingent:

Kaiulani 29 was purchased from the developer in 7/07 for $1,825,850. It was listed for $1.295M when it found a buyer this week. After 66 days, Hale Honu 5A is in escrow while priced at $339,900. The seller bought this unit in 2/14 for $252K.

Paniolo 104 sold for $352K in 6/15 and is now in escrow with a list price of $430K. Cliffs 5307 is in escrow after 23 market days priced at $569K. The prior sale was in 7/04 for $470K.

Sales:

Villas on the Prince 8 was priced at $725K. It sold for $715K cash. The seller paid $535K in 2/02. As noted above, Sandpiper 133 sold for $341K and Sandpiper 129 sold for $345K.

Cliffs 7201 sold for $529K while listed for $539K. The prior sale was for $655K in 8/05. Nihilani 14B sold for $554K while priced at $579K. This unit was purchased for $357,750 in 5/10.

Under Contract:

Puamana 17C moved from active to under contract while priced at $429K. The last sale was in 8/04 for $400K.

Temporarily Withdrawn:

Leasehold Pali Ke Kua 1, which is a REO being sold at auction, was withdrawn temporarily while listed at $112,700.

Price Changes:

Kaiulani 75 is now priced at $995K, which is a reduction from $1.199M. The seller bought this unit in 10/15 for $780K. As noted above, Pali Ke Kua 1 came back on the market, reduced $10K to $112,700 and was then temporarily withdrawn.

Contingent:

Priced at $748K, 3814 Iluna Place found a buyer within 4 days. The sellers bought this property in 2/95 for $230K. 3912 Namakeha Loop is in escrow after 207 market days. The home was purchased for $1.695M in 8/16.

Apparently, our somewhat chilly mornings did nothing to curtail condo buyers while homes continued to lag behind. We met the temperature historical lows on both Wednesday and Saturday, with 7 AM temps of 52 and 55 degrees, respectively. Definitely jeans and sweatshirt weather. Along with the cooler temps we were treated to stunning mountain views with cloudless morning skies. Just beautiful.
