It doesn't matter whether you are shopping for vacant land, commercial property, or a home to buy, you do need a Pre-Qualification Letter (or email, fax, or SOMETHING!)  to look at property with Integrity Real Estate Services in Idabel, Oklahoma.  

 

If you are thinking about looking at property for sale, please do yourself and everyone a favor...  talk to your bank about a pre-qualification letter.  Does that letter mean anything?  It depends upon which bank you talk to.  We have some lenders that send out a generic letter that says something like "I've talked to Mr Smith and I am fairly sure that we can make them a loan if the loan meets our bank guidelines and is board approved".   Then we have some lenders that will actually pre-qualify you, Mr Buyer, for a certain amount and give you an estimate of what you can expect in the way of closing costs and loan terms.  Which lender had you rather do business with? 

 

I would love to show you whatever kind of real estate that you are interested in buying...  after all, the way I make a living is to sell real estate.  That said, I need a pre-qualification letter OR a pre-approval letter... and you do too.  It makes you a more empowered buyer, knowing that your lender is behind what you are doing and you know what your limits are.  The seller needs it too...  sellers expect us to have a pre-qualification or a pre-approval correspondence in our file before we show you, their property.  Is that information shared with anyone else?  Absolutely NOT.  

 

Your pre-qualification letter or your pre-approval letter is your shopping credentials..  If you're paying cash, then supply us with proof of funds.  Sometimes getting that special propert bought can be quite competitive..  and just like before entering a car race, you have to qualify in the qualification rounds before you can race... you cannot just jump inot that race!  It helps you win at buying that property you really want, when you qualify before jumping into the race!

Judi,  in my market the buyers have to be "approved" if they want to be competitive, there are 20 buyers for every property up to about $5million...

Judi any Realtor who takes a Buyer out to look at properties without proof they have been fully qualified to purchase a property in the price range they want to look at, is very foolish, and can end up wasting a lot of their time.

I presented an offer today and wrote on the offer "The purchaser is pre-approved with XYZ Mortgage Company". I also called the listing agent and TOLD her the buyer was approved. You could hear the relief in her voice! It's always the best approach when shopping for a home, lot, or land to be pre-approved for your purchase.
