Nathan Gesner And goes against the grain because we do all we can to keep the sale alive. And when the seller says dismantle the marketing machinery, call off the dogs. It is all not the kind of effort we are paid to do... it is hard enough to herd buyers who can like cats to keep focused on the closing.

Thank you Hannah Williams .. The hard part is when the seller thinks they can do it but until they are actually faced with this is really happening, they freeze, retreat. Like when you are on a cliff and debating jumping into water the guys below say it plenty deep enough. You think about wearing a halo, being in a wheel chair scared... frightened sellers get deer in the headlights stuck, can't and will not move.

great analogy Andrew Mooers  but it is part of our job as agents to make them see the future ahead . I know when I sell my own house I too get scared we all do We need to guide them

I have certainly seen transactions where buyers suffered remorse.  Fortunately, most of those cases subsided after a little bit of time.  I can't recall a case where seller's remorse set in during one of my transactions.

I had a seller once tell me that after seeing their video, they thought they couldn't find anything better than what they had. I jokingly said, "Well, I'll sell it to you - you'd make a great buyer!" About that time, their perfect new home hit the market and the Offers started rolling in on their home and they never said another word about it!

I've heard horror stories of this but, haven't personally had to deal with it on the seller side. You're so right - there is SO much preparation that goes into it, sometimes it makes them fall back in love once they've seen how good it can look again!!
