The market is changing and the inventory is down from 2016 and 2017. There are still a variety of small homes in good condition and occasionally a large home or two. Some may have 4 or 5 bedrooms. Most will need major repairs while others will only need a few small cosmetic touch ups.

Surprisingly some of these homes will qualify for FHA or VA loans allowing owner occupants a good financing option. VA recently announced vendee financing again but details are sketchy. What we hear is make an offer to use the vendee financing and you will get the details when the lender contacts you after the contract is accepted. Supposedly, you should get a little advantage for using this financing method. Not knowing upfront is not a good way to do business, VA.

Other homes will only qualify for bank financing becauseof the needed repairs. It's best to check to see if you qualify before making an offer. Other homes with structural problems can only be bought with cash as no bank wants the risk.

Be prepared to make a strong offer when you see a property that meets your criteria. These properties move quickly and multiple offers are the norm. We are seeing monthly price reductions again as the market is softening.

If your offer is accepted, understand that there are strict timelines. There can be financial penalties and you may lose your earnest money deposit if the closing date is not met you default.
