Here we are on Dec 17th with a total of 45 sales as we head towards the goal of surpassing the 114 sales from last December. I must admit, I’ll be surprised if that happens, but it just might.

Kaiulani 5 is available for $1.295M. The seller paid $1.2M in 3/13. Sandpiper 101 is priced at $425K. It sold for $335K in 8/16.

Hale Moi 22 was purchased in 3/08 for $500K and came on the market priced at $649K. The owner of Sealodge D7 bought it for $485K in 7/14 and has now listed it for $659K.

Plantation 912, which sold for $500K i2/17, is available for $560K.

Back on the Market:

One more time, leasehold Pali Ke Kua 1, which is being sold via online auction, is back on the market after being withdrawn on 9/12. It is listed for $112,700, down from $132,700. You’ll also see it under price changes.

Contingent:

It only took 57 days for Kaiulani 46, with a list price of $1.319M, to go into escrow. The prior purchase was for $1.655M from the developer in 3/07.

Hale Honu 6A is in escrow after 230 days priced at $345K. The sale before this was for $355K in 2/04.

Kamahana 8 was listed for $425K as it went into escrow this week. The only prior sale was in 1/80 for $91K.

Sandpiper 228 is in escrow after 71 market days with a list price of $470K. This condo was purchased for $270K in 8/10.

Sales:

Hale Honu 1A sold for $382K cash while listed for $395K. The seller paid $384,500 for this condo in 7/04.

Under Contract:

Cliffs 1104, which is being sold via online auction, is under contract priced at $305,500. The unit sold for $135K in 3/10 and was foreclosed on in 8/17 by the bank.

Price Changes:

Pali Ke Kua 1 is now offered at $112,700. Now on to your Princeville Kauai single family home update.

Back on the Market:

3793 Moae Place expired and is back on the market priced at $749K. The home sold for $487K in 10/12.

4285 Kinau Place went into escrow on 12/1 and in now back on the market, available for your buyer. It went up in price from $1.2M to $1.260M and last sold for $975K in 6/08.

Contingent Sales:

As noted above, 5010 Kapiolani Loop is now in escrow.

Price Changes:

As noted above, 4185 Kinau Place increased $60K to $1.260M.
