Another Way To Promote Listings and Reach Out To Fellow Agents

Here in the Puget Sound it's customary to hold a Broker's Open House sometime during the first week of a new listing. 

Last month, an agent from another company came to our office to drop off a nice gift basket complete with invitations to her Broker's Open, snacks and drinks with information about the listing, and color fliers.  I thought that this was a very creative way to not only invite other agents to the Broker's Open, but also to get her name out. 

In the past I have found that when I try to take listing fliers around to offices, some offices are very kind and receptive, but there are a few offices who will not accept fliers, or they will but they aren't very happy about it.  When you think about it, it does create extra work for them if they have to distribute them to each agent's mail slot.

But who can refuse a basket full of treats?

Lisa,  I like the idea, but have to wonder if it would make a difference.  Most times in the offices that I've been in, people just grab the goodies without looking at the rest.  But you never know....

Hi Marc, I wonder about that myself.  However, I see agents who do this type of, shall we say, grass roots marketing and they are successful at selling their listings.  At least it's one more thing you can tell your seller that you did!

Rob, I think it's worth a shot! I'm going to do it as well.  If it brings more agents with buyers through my listing that's great.

LISA - I'd be surprised to ever see anything free turned away by a real estate office, particularly food / treats.  This is a good tactic to make sure that it doesn't get thrown out, but I don't know that the results will be any better even if people attend the open house.  I've always found that paying out a higher commission and promoting that brought people into the open house, and really motivated them to want to sell the home.

Hi Adam - I agree, and I'll take a higher commission over extra calories any day of the week!

I have mixed feelings on this idea but am going to try it.  I attend brokers opens regularly, and I feel that over the years this has helped me build rapport with the other local agents.  They in turn support me by coming to my broker's when I have listings.  I like this idea for those times when I have listings out of the area, and have to meet new agents, who can sometimes be territorial.

Of course, it would be even better if the fliers in my treat basket had a note on there saying that a bonus or increased commission would be paid! It would sure beat the reduced commissions on short sales that a lot of us are getting now:)
