Mastering the art of comparables or “comps”
Comparables (or comps) is a valuation technique where you would look at similarly recently sold properties to determine the value of your own property. When you need to know your home’s value, consider this as the “subject property” and the sold houses as “comparables”.
As a REALTORⓇin Heritage Springs in Trinity, FL, I can help you:
Access the date resources that will show us the comparable sold homes in the last six months
Select the top three “comparables” that have resembling style, age, amenities, lot size, number of bed and bathrooms, year it was built
The square foot size should not have more than 200 sq. ft. difference
The most challenging part of this process is adding and adjusting the final sale. If you have a newer and bigger house, add to the final sale price to compensate for the difference. If the top three comparables are bigger, then do the opposite. Subtract from the final sale price. It becomes difficult because the amount you add or lessen depends on the region.
Finally, you can add the final sale price of the three homes to divide it by the same number to get the average final sale. This will be the estimated value of your house.
While getting the prices of these listings will give you a pretty clear idea of the competition, please don’t forget that this is not the actual value of your home and those of comparable properties.
