What do you do for a client who is a professional chef, who asks you to find him a home that is within 30 minutes of his workplace, has a cook's kitchen, is totally move-in ready, and has at least a one car garage and all this for less than $200,000 in a metro area where the average sale price of homes is just over $270,000 and where inventory of homes is tight, tight, tight and virtually non-existent for homes under $200,000?
What could I do but roll up my sleeves and get to work to find my client (who's been camping out on a friend's sofa, since I had sold his home in October in under one month) a home -- and one sooner rather than later.
It took about three weeks of hard-core looking, but we found the perfect home... 4 bedrooms, 2.5 bathrooms, 2,023 square feet, two car garage... renovated from top to bottom with new flooring, new mechanicals, fresh paint, new bathrooms and, most important, with a true cook's kitchen. As to the commute... less than 20 minutes from his job. Final price? $190,000.
Three things made this year-end sale so special. The first, that my client is a veteran... and I love working with veterans. The second, that my "go-to" lender, Deanna Valeo with Fairway Mortgage, who is a VA loan guru, as far as I'm concerned, made it all happen in under 30 days from date of contract ratification which was done on Thanksgiving weekend. Who said VA loans are hard to do and take forever? Deanna's been closing my VA loans in 30 days or less for years. The third was that Deanna's goal for 2017 was closing 150 loans... when I brought her my client we were her 150th loan for the year!
