This is My strategy for the Spring Market!!

In years past mine has always 
been to get lots of listings. 

Sometimes as many 60. 
I think 30 to 35 is good now.

But now I have the feeling that 
if I had a constant flow of BUYER LEADS 
I might be better off. 
When I have a lot of listings my cell phone 
use to ring off the wall. 
But lately even though I have listings 
it was is not ringing.

I believe that a better buyer pool 
is going to be the answer to 
maintaining my level of business in the future. 
One of the ways I am doing this 
is by doing Internet ads 
that do not advertise a particular property 
but more of a style and price range. 
Something like "Homes in Westchester County, 
3Br's under $400,000.00" 
Since I have been doing this 
I get more Qualified Leads, 
and I am not looking at just 
showing them the home they saw in the ad. 
but a group of homes that fit the ad.

Has anybody else come to this conclusion?

I'm not sure I would focus on obtaining buyers rather than listings (which also bring buyers) but I'm curious to see how this strategy pans out for you.  Why do you think your phone isn't ringing for the listings as much now?  In my opinion, a lot of listing calls are from other agents.  If you give them as much info as possible on the MLS, the calls seem to be less frequest.

Thomas Santore, I agree with Erika. Buyers are great but listings include the sellers and buyers bringing you even more revenue. The phone may not ring as much because most buyers are online now. Something like 95% of the buyers starts with the internet and if they are Millennials, they may never call you, just text.

You are on the right track with your advertising idea of using a current listing.

I'm still a fan of listings, but I still work a few buyers each year.

Guys still going to carry 30 + listings but not the 50 or 60 usually carried. Still get buyer calls on my listings and I still sell 26% of my own listings. Which I think is pretty good, but my adds for buyers seem to be working out very well. I get 4-6 calls a week from them.

Didn't say I was not going to get listings!!! By no means is that what I meant!

We are doing really well with Boosting our Listings on FB to a well defined age group and Geo area (and producing buyer requests )
