Tips on Selling your Home

Selling a home doesn't have to be hard to do. Here are some tips to help with selling your home!

  1. Disassociate Yourself With Your Home.  Say to yourself, "This is not my home; it is a house -- a product to be sold much like a loaf of bread in the grocery store. “Let go” of the house and tell yourself the house will no longer be yours.
  2. De-Personalize.  Pack your family photographs, and anything else personal. You want potential buyers to imagine their own stuff in the house, and you don’t want them to be distracted. A lot of people can not see past personal touches and your grandma’s doll collection.
  3. De-Clutter!    We all collect an amazing quantity of junk, let’s face it. Pack up the knick-knacks, take everything off your kitchen counters. In my opinion, just get a head start on packing. Pack up what you don’t need. You are going to sell your home anyway, which means you will have to pack sometime…get a head start!  
  4. Get a Storage Unit if you need it!  Store any “extra” furniture, anything that will make your home appear smaller or cramped. Every room usually shows better with less furniture. If your basement is packed to the hilt with boxes, a buyer will see that and wonder if your basement could fit all their stuff. They may decide that it can’t. Store it off site.
  5. Make sure your Bedroom Closets and Kitchen Cabinets are organized.  Just know that a potential buyer will open all your closets and the kitchen cabinets. Make sure everything is neat, and doesn’t fall out, and you will be a-okay.
  6. Remove or Replace Favorite Items.  This actually happened to me. If you want to take an item or fixture with you remove them now. If the chandelier in the foyer once belonged to your Aunt Bea, take it down now. If a buyer never sees it, they won't want it. Once you tell a buyer she can't have an item, they will begrudge it, and it possibly will blow your deal.
  7. Go across the street and look at your house and then walk through your own front door. Look at your house from across the street. Do you need some paint, or better landscaping? Start with the curb appeal. Make sure your bushes are trimmed and your grass is cut. Can you see the house number?   Then, start at your front steps and walk in your home with an impartial attitude. Be very critical. Do you see anything that needs minor repairs? Get it fixed. Does your home need cleaning? Clean it. Is that pink wall in your living room screaming, “I once was in style, I swear it”? Paint it a neutral color.

This is excellent material for a listing package or for a per-listing package.  I could see this type of post being something you could direct a potential seller to for reference.  Not only would it advertise your services, it would also increase exposure to your blog!

Great Advice.  If they are buying something new and require a mortgage consider reminding them to consult with a mortgage professional so there are no surprises for them...
