Here is a summary of the Cardiff real estate market for December 2017 based on information provided by the MLS (private sales are not included; the data are believe to be accurate as of this writing but are not guaranteed).

 

TOTAL HOMES SOLD

7 (down 12%) Ave. 23 Days on Market, Ave. Sales Price $1,232,750 (down 14%); Ave. sale 95% of asking price

 

Detached Homes Sold

5 (down 29%); Ave. 14 Days on Market, Ave. Sales Price $1,301,850 (down 7%); Ave. sale 96% of asking price

 

Attached Homes Sold

2 (up 100%); Ave. 44 Days on Market, Ave. Sales Price $1,060,000 (down 34%). Ave. sale 92% of asking price

 

The overall volume of sales in Cardiff shifted down modestly from last month, with fewer detached single family homes sold but more attached (2 versus 1 last month!). 29% of the transactions in December were for cash, compared to 50% last month. 1 home sold for asking price. Average prices decreased across the board compared to November although 6 of the 7 homes sold for over $1 million.

 

At the end of December 2017 there was 1 home in the Cardiff housing market with a Contingent status (i.e., for the most part short sale and REO homes that have accepted offers being reviewed by the lenders), compared to none last month.

 

As of the end of December 2017 there were 22 Cardiff homes for sale, an 18% decrease in inventory from November following an increase for that month. This represents an inventory of 1.9 months for attached homes (up from 1 month last month), and 1.8 months for detached homes (down from 2.6 months last month) based on the rate of sales over the last 3 months. The Cardiff market remains very competitive for buyers, and is a very strong seller’s market for buyers of attached and detached homes.

 

8 Cardiff homes came on the market in December, compared to 18 last month (down 38%), creating a tighter housing market. 7 homes went pending in December (not counting those that sold), the same as last month.
