It's time to get back to blogging and what better way to start than by helping homeowners sell their San Diego home without a Realtor? Yes, that's right! This month I will devote myself to sharing my 14 years and 200 transactions worth of wisdom.
Now ask me, "do I think everyone should sell without a Realtor?" The answer is 'no.' That said, market conditions have been very hot for sellers. For those who wish to go it alone, then it is possible.
First on my list of tips for today is 'revisit your list price.' Yes, I know your home is better than everyone else's out there. But is it really? Are you advertising your home at your dream price or a price that has recently been established by market comparables? The number one mistake fsbo (for sale by owner) mistake sellers make is overpricing their home.
Here are a few tips for getting the home price right:
1) Take a good look at the 'sold' prices in your neighborhood.
2) Go see the homes in your neighborhood that your home is 'competing against.'
3) Invite in a few impartial outsiders who can point out both the pluses and minuses of your property. These can be Realtors, or these can be good friends and neighbors.
