Open Houses, selling or buying?

Am often asked "do Open Houses really work? "
Well the answer is ,"Definitely, maybe!"

However , they dont just magically occur, and a lot of work should be put into a successful Open House.

* What time works best? Are there any events that could interfere?

* Have you advertised enough? Handouts , invitations, search engines, social media, other Realtors?

* Did you invite the neighbors? Maybe a preshowing ( an hour earlier) Ask them if they want to pick their neighbor.. who do they know?

*Signage,signage ,signage.

 

* When you are hosting , do you know your sold comps?

* Are  you ready to spout off the features?

 

* If looking to attract buyers, have you requsted preview time at similar nearby properties , in case some one wants to see?

 

The best advice is be prepared to work... then do your best! You may not hit a home run every time, but the more times at bat,, the better your chances!

Lesley, lots of pros and cons with open houses, and it is the luck of the Irish if you sell the home due to the open house!

Joan , Have had sooooo much luck with them the bast 24 months.. Sold 90% of my listings due to OH the first week on the market! ( But I really do a lot of pre-marketing)

My area I see new home opens work well, but otherwise it is a crap shoot with little success.

Whats the old saying.. Strike when the fire is hot,,, or first impressions count?
I see too many new listings just be put in the MLS and the agent crosses their fingers that it will be shown,,
Who knows the listing better than the agent and when else can they get in front of everyone to help showcase the home in the  best light?
