Kaiulani 61 is available for $795K. The last sale was in 6/08 from the developer for $856,400. Sealodge H5 is on the market for $639K since selling for $107K in 3/82.

Mauna Kai T4 shows as newly listed because the list agent changed brokerage. The unit has been on the market for 163 days priced at $599K and is contingent.

Back on the Market:

Kaiulani 22, with a list price of $1.495M, expired after 366 days on the market. It came back on the market immediately thereafter. The sellers bought this unit for $1,758,070 from the developer in 11/07. Puu Poa 102 is back on the market priced at $1.195M since expiring on 12/31.

Contingent:

Kaiulani 1 is in escrow after 30 days priced at $1.2M. The most recent purchase was in 12/16 for $1M. Plantation 922 found a buyer while priced at $649K after 56 days on the market. The last sale was for $380K in 9/11. Emmalani Court 325 is in escrow priced at $695K after 41 days. The last sale was in 6/09 for $390K.

Sales:

Alii Kai 7203 is closed at $650K after being listed for $725K. It sold for $305K in 12/01.

Expired:

Puu Poa 114, priced at $1.149,900, expired. It was purchased for $870K in 9/12.

Withdrawn:

After 434 days, with a list price of $659K, Pali Ke Kua 107 was withdrawn. The most recent sale was in 7/73 for $56K. Nihilani 23C was withdrawn after 132 days priced at $764K. The seler paid $604K in 1/16 for this condo.

Back on the Market:

4133 Rooke Place came back on the market with a $50K price increase to $1.149M. The seller bought land for this home in 6/03 for $323K.

Contingent:

3771 Puanhele is in escrow priced at $2.995M after 431 market days. The last sale was for $1.450M in 10/00.

Sales:

Priced at $785K, 3807 Haulani sold for $795K cash. The seller paid $209,500 for the home in 3/99.

3912 Namakeha Loop closed at $1.885M cash while priced at $1.950M. The seller purchased this home in 8/16 for $1.695M.

Expired:

3875 Kamehameha expired while priced at $1.325K and 148 market days.

Price Changes:

As noted under “Back on the market,” 4133 Rooke Place increased by $50K. 5254 Honoiki went from $1.499M to $1.399M. The seller paid $1.750M in 9/07.

That’s all the changes for this week. 2017 closed out the year with 1244 sales, a 12% increased over the 1109 sales from 2016. December 2017 fell slightly short of December 2016 sales, posting 108 vrs. the 116 from last December. This January the number to beat is 109, and there are already 28 sales posted. Looks like it will be a good year.
