Does Danbury,CT Have Too Many Homes on The Market For Sale?

If you are in the market for a new home, or considering selling your current home in Danbury,CT, it is important to be educated on the market. The biggest trend in the market for at least the past year has been a lack of homes of the market. This is a good thing for sellers, since their home should be able to take a deposit in a reasonable time period and might possibly get into multiple offers leading buyers to potentially pay more than the asking price for their home. The area of the market that typically is expriencing the largest shortage would be single family homes between $200,000 and $300,000. Currently, as of 1/12/2008, there are only 20 homes in that price range available out a total of 99 single family homes on the market, excluding deposits and homes which have contracts. The currently average price for a deposited single family home in Danbury is $319,081 with a median of $289,900. 

Furhter information to also consider is that the time that homes are sitting on the market. My office has had several listings go on and off the market within the first week of going up for sale. In addition, homes that some of my buyer clients were interested in sell before they could make a firm decision.
