   "There is going to come a time,  when there is a right eye doctor and a left eye doctor....things have become soooooo specialized."   I have to agree says she Eyewho has 3 "regular gal", the exodontist...gotta love those root canals....and the implant specialist.

      Each specialist recognized in their field and their communities for their particular area of expertise....and it got me to thinking about real estate...Have you "claimed your area of expertise" ?   Do you have a niche ?

   Do people know that you are not just the agent ...who lists houses or the lender who works with mortgages ?  Why should people choose you over any other agent, lender, insurance...service professional in the markmortarboardet ?  Have you given them a reason ? 

      Carving a niche begins with education....learning as much as you can about a particular be recognized as the have to first develop the expertise !  It isn't enough to have a license..that is such a basic requirement. While some of us have Broker Licenses...because your state requires it OR because you have chosen to further your real estate says something to consumers about your level of expertise in the industry. 

    It isn't enough to list and sell houses because you live in one....and passed the same licensing requirements as every other agent....not if you want a niche in this industry. 

  Expertise Despite the ads in social media...whatever niche you choose to develop...whatever expertise for which you want does not happen overnight or in three easy steps that if you just watch their webinar, buy their course, use their letters, their emails, business ! 

      Be many other people have or claim to have the area of expertise you are seeking in your market ?   If they are successful....what have they done to establish it ?   What can you do ....the same or differently ?  How can you choose to promote your niche in your market ? 

        Anything worth doing is worth doing well ! Your education won't speak for have to have it, be successful with it, and promote it.

I had someone tell me once that I shouldn't strive to do everything 10% better than 90% of the people, but just to do 10% of what I do 90% better than anyone else.  I found that thing and my clients can see what it is.

My nephew's father-in-law is a Dartmouth Medical professor and a Harvard trained human surgeon MD. He mentioned as a rural doctor he delivered calves and foals. When there is no one around you do what it takes to get the job done especially it is life threating. I was at a house the floor was flooded I shut off the water supply called the listing agent. She came over both mopped the floor and get those wet towels on the cloth line. There is no time to play it is not my job or beyond my pay grade!

This is what I ask myself and every Agent in our Firm: 

Why should people choose you over any other agent ..... in the markmortarboardet ?  Have you given them a reason ? 

Until one has a soid answer to that question it is just hit and miss and a lot of luck to stay afloat.

Oh, you're SO right - it does NOT happen overnight and I believe that is why the failure of new agents in this business is so takes TIME to realize success in real estate.

Hi Sally K. & David L. Hanson .  Excellent post.  I hope agents are realizing they need to have a specialty instead of being a General Practioner.  When I refer business out these days, I try to match people with agents who specialize in a specific kind of property.
