Find Tips for Selling a Vacant Home

If you are considering selling a home and it is vacant because it is either an investment property, and the tenants have moved out, or the sellers have already moved to a new home. There are some considerations to keep in mind.


Secure All Entrances

Vacant homes can attract vandals and vandalism. You will want to ensure that all entrances are secured. Be sure to consider a security system and cameras to keep an "eye" on things. If you are using a lockbox on the property, then be sure to utilize an electronic lock box so that it records who is entering the home each time it is opened.

Vacant Homes Lack Emotional Appeal

Buyers have a harder time to imagine themselves living in the house, and they will often struggle to figure out if their furnishing "fit" and will work.

At the very least, having fresh paint and having the property cleaned will help. Defects do stand out when selling a home that is vacant and they may be small, however, they will stand out to a potential buyer.

Consider Staging

If you are selling, you may want to consider staging the property. There is a cost involved with staging, but in my opinion, homes that are staged are more inviting. Also, it ensures that the photographs are better than when the home is vacant. The first place a buyer will see your home is online, so real estate photography is crucial. Your house has one chance to make a good first impression!

Maintain Curb Appeal

Be sure to make sure that front yard is neat and tidy, and flower beds are maintained. Add fresh annual flowering plants to add color and create an inviting feel to the home.


Keep the utilities on! If your home is a condo or in a planned unit development, then you may turn the water off to minimize the risk of leaks and damage to the home if the exterior watering is maintained by the association. Other utilities should be kept on including electricity, as no one wants to enter a dark house, as there can be showings after dark.

I agree totally.  Some of my most difficult properties to sell were vacant ones. Buyers have a very hard time visualizing how their furniture will fit, and how they will use the space.
