Many of us work with folks who want a rental. We advise them on the rental process or we are supposed to anyway.
When a tenant wants to add up all their income to qualify at the 3 x the amount of monthly rent, beware!
Adding into the equation the amount of educational monies from the Federal government from the GI Bill entitlements does not cut it. Those funds are earmarked and the renter has no control over them. They cannot use them to buy beans and grits for their family.
It pains me, as a property manager, to decline an application. Applications cost money. For some, money is real tight. For most of us, it is hard to come by, not growing on trees and all.

So please educate your renter customers as to the process of renting a property so they are not spinning their wheels and wasting their precious resources.
