Does Color "color" a Buyer's thinking about a home ? YES !

    When we list a property  we look inside and out....and ask all the questions that we know as experienced agents, Buyers will ask....from the age of the roof to the "has there  ever been any water in the basement"  kind of mechanical/maintenance questions...to advising on issues of decluttering and depersonalizing a home....the "home" now needs to be a HOUSE !

      What does that mean ?   Somewhere in the archives of Home Selling 101 there is a statistic that says that "95% of all Question markBuyers cannot envision a house in any other way than the way it is shown to them...with the walls or Green and Goldcarpeting another color...(Green and Gold may work for the Packers...not so much for walls and flooring...unless of course you have a Packer themed rec room !)

   Time was when all things "neutral" were beige and brown....and shades thereof....(yawn) and that was Beige and Brownwhat was recommended to neutralize the house and appeal to the greatest number of buyers for the property.

     Remember...the decor...walls, floors, accessories are NOT about "you" but rather the Buyers....and you want as many people as possible to be able to envision your house as their home.  

      The "new neutrals" are shades of gray...calming, and can easily add accents of different colShades of grayors...a tinge of teal, a smidge of scarlet...a bit of blue....it can be a chameleon kind of color that adapts well to many other combinations. 

    Soooo.....Prospective Seller(s) ....don't use the excuse...
"It's only paint...or flooring...Buyers can/will change it." The Buyers may not likely consider a property that they view as dated....and never get to the "I can change it" part of the decision making process.
     Before you list your home...Talk to an experienced Real Estate agent who can help you with the guidance from an expert point of view ...how best to have your home seen and shown by as many Buyers as possible.

I wrote about this very subject severaal times.  It's hard for some people to envision a different colour paint on the walls, or different furniture, while others are visionary and can envision how they want it to look... It's always best to counsel your Sellers, to mae it pallatable to as many as possible with neutral colours.
