Do What You Have To Do ... And you'll get through

Didn't want a catchy intro ... agents need help now. Here's a few tips to get going on right away. I have many more, let me know if you'd like some more.

1. NEVER miss a week without calling your sellers, even if there's not activity. Your sellers will appreciate your constant communication, and getting price reductions comes easier if you've kept them in the loop. Also, they are more likely to refer you even if their home doesn't sell because of your professionalism, and your work ethic.

2. Call at least 5 people in your sphere every day ... just to check-in. Also, remind them how great a time it is to buy a home..... they'll start thinking about it. " I tell them "Some people are going to be bragging about the fact that they 'bought in 2008'" .... people always want to get in on something good. Oh, and write these people a hand-written personal note as soon as possible after the call. ... "Great chattin' with you..."

3. Call your current buyers EVERY DAY. ... not matter what! They will never stray on you if they see you are totally committed and "on it".

4. After taking a listing, hand deliver a flyer to the nearest 20-30 neighbors. This accomplishes many things. The seller sees you out there pounding the pavement for them. It's gets you face to face with the neighbors ... and they see you working hard for your sellers. And, they now have put a real live face to the name on the sign.... good chance of getting more listings.

5. WE give our buyers 3 free labor hours of hour handyman after closing. It's a big hit, since there's so much to do when someone moves in. They will Love you for it. Also, throw them a house-warming party. Tell them you will send out the invitations, and bring the food. .... That is sure to get you referrals.

I completely agree with #1.  #3 could push people away if they are longer term prospects.  If you do all this you will be on the phone all the time.  I would set something up online and let it work for you.  Not everyone needs their hand held.

Great ideas -- but how can you afford the 3 hours of handyman???  I think staying in touch is sooo important!

I have a lot of luck with the handyman thing too, honestly.  I generally give it to my single buyers (mostly women!) or for those that I just *know* aren't handy at all.  The others I usually do something else.

I only give an hour though.  It's not much but usually gets one inspection item taken care of.  And gets them a contact for a great handyman to take care of all the others down the road.
