Princeville Kauai Real Estate Update for Jan 7 to Jan 13

I’m sure by now everyone knows that it was human error that caused the Hawaii Emergency Management Agency to send a cell phone notice to Hawaii residents that a ballistic missile was heading our way. Thankfully, it was a false alarm, but I suspect heads will roll when all is said and done. It is a reminder that tomorrow is not guaranteed and to live each day to your fullest.

On a much happier note, real estate is off to a good start for the year with activity in both condos and houses. Here is your update:

Plantation 322 is listed for $660K since selling for $429,900 in 9/11. Villas of Kamalii 22 is available for $855K. The last purchase was for $950K in 6/07. Hale Honu 3B was purchased for $510K in 12/05. It came on the market at $369K and went into escrow within days.

Contingent:

As noted, Hale Honu 3B is in escrow.

Sales:

Kaiulani 70 sold for $785K cash while listed for $795K. The seller paid $665K in 5/12 for this unit from the developer.

Sealodge B6 closed at $459K while listed for $479K. The sellers paid $310K for this unit in 12/15.

Alii Kai 13D sold for $470K while listed for $479K. It only took 9 days to go into escrow. The purchase price paid by the seller was $121K in 6/99.

Withdrawn:

Plantation 912 was withdrawn as it came ono the market priced at $560K.

Price Changes:

3959 Kalakaua Place is back on the market priced at $775K. The last sale was for $675K in 7/13. It was just listed from 6/17 to 12/17 starting at $825K and reducing to $798K.

3959 Kaweonui returns to the market with a list price of $4.950M. This ocean front home was purchased in 10/13 for $1.910M. It was previously listed from 12/14 to 7/15, starting at $3.5M and increasing to $3.995M. It was listed again from 1/17 to 4/17 for $3.775M.

Back on the Market:

Priced at $849K, 4123 Kekaulike is back on the market after going into escrow on 12/28. The last sale was for $650K in 7/15.

Contingent:

3787 Makani O Kalani is in escrow after only 13 days while priced at $697K. The sellers paid $400K in 6/03 for the home.

4185 Kinau Place, with a price of $1.249M is in escrow. The last purchase was in 6/08 for $975K.

Sales:

4194 Kekuanaoa sold for $805Kwhile priced at $895K. The most recent prior purchase was in 4/84 for $125K.

Under Contract:

3814 Ilune Place moved from contingent to under contract and should be closing soon.

Price Changes:

3785 Punahele is now available for $3.2M, down from $3.6M. Land for this home was purchased in 6/13 for $540K.

Aloha Matthew,  The actual message was "Ballistic missile threat inbound to Hawaii. Seek immediate shelter. This is not a drill."  Shockingly, it took the State Government 20-30 minutes to send out a retraction!  Thankfully, we are all still here.
