Let me preface this post by saying I would be remiss if I did not share this information with all of the naysayers of Open House Events. I call every Open House an event because we make it an event.
When you attempt to meet a challenge “head-on,” you must have a strong push off the blocks. Prior to every Open House Event, there must be marketing in place. Online and offline marketing is my definition of the “full monty.”
My marketing for this home began on Wednesday for a Saturday Open House. Postcards were mailed to 500 in the area for newly listed. My blog posts were on the first page of the SERP and 40 people showed up.
The Open House was scheduled for “ONE HOUR” and the serious potential buyers attended during that scheduled time. The time extended because of the number of people attending and lingering. We love it when people linger. Don’t you just love that word?
There were 4 offers that resulted from that Open House Event. The final accepted offer was for well beyond the list price and with a quick closing. We love a clean deal with a price beyond list price…Highest and Best is what we received!
Do I love Open House Events? Yes, and the reason is because it continually feeds us “new business.” Within that group of 40 are potential buyers who do not have buyer’s agent and potential buyers who have a condo to sell. We can help both of those categories of potential buyers, and we will!!!
There’s enough business within that group to produce a few more transactions to our list of business. If you have one listing and provide an Open House Event for it, you may just create new business for yourself.
It requires effort and a positive attitude which will be reflected within your marketing. If your attitude is not positive, don’t waste your time. If you want to create new business, do it with your existing business. That’s the key and the bottom line of why agents should provide Open House Events.
