One thing I find so important when buying real estate in Georgia....is it's probably different than where you are moving from!! There can be many different rules, or "customs" as to how real estate is conducted in any part of the country. 

I know some areas, the listing agent is usually present for ALL showings! (That's gotta be a tough one on the schedule...#justsayin !)

Other states may require a much higher earnest money deposit (also known as escrow deposit...see the difference already?) than may be required in Georgia. 

Certainly, the real estate contracts are different. And they will reflect real estate laws in the state they are used in. Georgia is no exception. 

Each year, the Georgia Association of REALTOR's (GAR) reviews the GAR contract for any potential changes, updates or corrections. So, each year, in January, I take a class to update myself on the changes and how they may affect my Buyers or Sellers.
