Did a dirty toilet kill the sale?

Buyers HATE your house because you have a dirty toilet. That is what the old listing agent told a Home Seller after six months and still no sale. The Home Seller of this Manchester NH area home For Sale replied "that is was not dirt, it was hard water stains". As they argued another couple of months went by and still NO SALE. A little different from yesterdays blog where a toilet sold a home. 

 

Fast forward to the new year and Mrs. Seller was at a school event talking with other neighborhood parents. She was referred to me to come by and list her home. 

 

I was more than happy to meet with her. I was not quite sure what to think as she told me the story. I did my homework, pulled her listing sheet, pulled listing sheets of what sold in her neighborhood, got the tax card and other information. She met me as I got there and gave me the grand tour. Her area is know for hard water wells and most homes do have water softeners and filters. Despite it, her toilets were stained, not dirty. She broke down in tears. 

 

When I lit a home, I look for answers. I then pass those answers on to the home owner to assist them in getting the home ready to show and therefore sell. There was no need she was upset. There was no need anyone would argue with her or accuse her of being dirty. 

 

There is a great product. Hurriclean Automatic Toilet Cleaner I had a previous client who had this issue, we sought a solution and this was it. They were an older couple who could not scrub. This product you just pour in and it goes to work.

 

She signed a listing but asked if we could hold off showings so we could time the closing when the kids get out of school. We sure can. She said this is the first time she was happy and actually had hope. A simple solution and some positive re-enforcement can work wonders. 

  

 

I leave you with my infamous saying. There is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Choose a better agent for better results.

All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

It is why i love January Barbara Todaro because all the homes that did not sell, come off the market and allow me to reach them. Everyone is not so nice but when i hear their stories, i understand and try to solve their issue so i can list their home and sell it. Sellers love service

A dirty toilet, a dirty unkept house tells a homebuyer that you likely have taken care of critical maintenance items the same way.  It screams, "Deferred Maintenance."

Tidy Bowl, those tiny scrubbing bubbles work hard so you don't have to right? Toilet training. It applies in real estate listing, twist, selling too. And in the imagery, nail that seat down. During showings, get in their first to close the lid, hopefully not find a surprise that can shock.

While I can understand why a potential buyer might hesitate when seeing hard water stains in a toilet, Scott Godzyk ... I don't understand the prior agent not coming up with a solution or at minimum, trying to help out in some manner.  But that's okay ... as Barbara Todaro points out ... it meant you could come along and scoop up this Seller's business.  Great job ...
