Yes, there is such a thing on Hilton Head, and yes, they are at the beach on Hilton Head Island, and yes, there are pools and amenities.

The most often requested property is one that is below $200,000 on Hilton Head Island.

HILTON HEAD RESORT/FOUR SEASONS fills that bill. 

WHERE IS HILTON HEAD RESORT/FOUR SEASONS LOCATED ON HILTON HEAD ISLAND?

Located basically mid-island, Hilton Head Resort/Four Seasons is reached directly off of William Hilton Parkway, alias Highway 278. Close to Shelter Cove, across the street from the marshes of Broad Creek, as well as close to the public beach of Folly Field Beach, HHResort is comprised of 4 buildings - originally representing Winter, Spring, Summer, and Fall.

WHAT ARE THE AMENITIES?

HHR is gated with a 24-hour guard and there are elevators and stairs within all buildings.  All buildingsare connected via walkways. With 3 pools, 6 tennis courts, a hot tub, indoor running area, basketball court, picnic area, sauna, fitness center, and convenience store, as well as a little grill "Coco's on the Beach" right at the ocean, it is basically a self-contained resort.

HHR has both 2 and a very few 3 bedroom condos - all have 2 baths.

PROPERTY INFORMATION 

Hilton Head Resort/Four Seasons does NOT allow pets for either guests or owners so if you have an animal, this probably isn't the place for you.

There is plenty of on-site parking in this complex though it is not assigned.

Many of these condos are furnished and there is the potential for short term (or long term) rental income if you'd like this as an investment property.

The monthly regime/management fee is $554 for a 2 bedroom and $608 for a 3 bedroom. Regime fees nclude pest control, exterior maintenance, trash pickup, basic cable, wi-fi, pools, security, and exterior flood/wind/hail insurance.

Taxes depend on the assessed value of the property, but a good amount to budget - as a second home/investment property would be about $1200/year.

HILTON HEAD RESORT/FOUR SEASONS SITE PLAN

Building 1 (the blue coded building - Summer) is the closest to the ocean and in the season, a 6 person passenger golf cart takes owners and visitors down the boardwalk directly to the beach (from all buildings). Building 1 also has a pool in the center of the building as well as a little convenience store/bar which makes this the most desirable building. Thus prices are higher and availability is lower.

Building 2 (yellow coded building - Spring) is right next to Building 1. This building has a garden, sundeck, and badminton courts. It faces one of the golf courses at Palmetto Dunes next door and some of the condos have pretty views from their balconies - thus, prices are also a bit higher.

Building 3 (green coded building - Winter) is farther away from the beach and is the only building totally enclosed with a roof. This has a hot tub, a pool, the wi-fi & fitness center. Prices are moderate in this building.

Building 4 (the brown building- Fall) is the farthest from the beach, and closest to the entrance and to William Hilton Parkway. In general, the prices tend to be lower in this building.

NOTE: the first number of the listing is the building number, the next is the floor on which it is located and the last 2 digits are that of the unit.

(By the way, under Status, A means Active, UC means the property is under contract and has already found a buyer, and S is Closed, no longer available.
