Windermere Oaks is a quiet, lake-front community in the heart of the Hill Country.  Located in the City of Spicewood, Windermere is situated approximately twenty-five minutes west of the City of Bee Cave and twenty-five minutes east of Marble Falls.

Homes in Windermere Oaks vary in age with some being built as early as the 70s.  However, the vast majority of the homes were built in the 2000s. According to data from the Austin Board of REALTORS’ MLS, home sales in Windermere last year ranged from 259K to 317K.  Waterfront homes tend to go for a bit more.  There is one waterfront home in Windermere Oaks currently for sale that is located on almost two acres, is 3,319 square feet, and the asking price is in the low 700s. 

 

If you want to build your own home in Windermere Oaks, you can find lots for as low as 33K.  The great think about Windermere is that unlike many of the adjacent communities, Windermere has private water and sewer.  There are no time restrictions on building so you can purchase a lot, and then build when you are ready.  There are restrictions on building size; the minimum square footage for homes built in Windermere Oaks is 1,800 square feet.
