Robert and I launched the Nevada Builder Trade In Program in 2014 through our company The Smith Team-Realtor-Keller Williams Realty Las Vegas, and could not have predicted the incredible positive response we have seen in such a short amount of time. The program helps homeowners sell their existing home to buy a newly built home on contingency from homebuilders that we have partnered up with as well as builders that have standing inventory.
The program has seen a remarkable 200 percent increase in 2017 when compared to the number of clients from 2014 and 2015. We are very proud to say the program helped to get 140 newly built homes purchased on contingency in 2017 in the Las Vegas area and in Mesquite.
I stated when asked about starting the program - “When we began the Nevada Builder Trade In Program in 2014, we knew that current homeowners wanted to buy homes at the new neighborhoods that were under construction, but they had to sell their current homes first in order to afford it. There was a sense of uncertainty of what to do. Could they ask a builder to construct a home for them if they had one that needed to be sold? When we approached home builders about the prospect of developing a contingency program that could help connect them to financially stable homeowners seeking to buy one of their new homes, builders were interesting because they knew this group of homeowners could realistically afford their new homes.”
The Nevada Builders Trade In Program started with one new home builder and we added new ones as the program grew and successfully helping homeowners buy their dream home. The program now services 50 neighborhoods from Beazer Homes, CalAtlantic Homes, Century Communities, Pulte Homes, Woodside Homes and Sun City in Mesquite by Del Webb.
Our clients in the program range from families looking to upgrade, retirees that want to downsize, couples planning for future families, homeowners that want to live closer to work, multigenerational families and those that want to live in a specific master-planned community with many amenities.

Advice on home improvements to aid in the potential of increasing the sales price – with recommendations to contractors that can complete the work.
We offer guidance to help current homeowners assess their ability to purchase a new home if their current home sells at the projected market value.
If the homeowner qualifies financially and decides to sell their current residence and purchase a brand new home in a builder-partner neighborhood – we at the Smith Team will list, market and sell the clients current house at a reduced commission while offering the buyer’s agent the standard 3 percent commission. We also will help arrange for moving services or help locate a temporary rental if needed between the sale of your current home and the completion of the brand new home!
