As we are beginning to head into the home buying season I’m sure that my client base will increase due to home inspection questions and related items that arise in the busy season. Here is an article on Radon, a colorless, odorless, carcinogenic gas and how simple a test for it can be if correctly done, but how complications can arise if parties overstep their bounds as in any transaction.
However, it and other inspections can become complicated as buyers try to save finances on inspections but still obtain the best information possible when purchasing.
Buyers should understand that Realtors are experts in home sales/purchases and coordination of those items. They are not home inspectors, mortgage officers, appraisers, assessors, engineers or many other things.
Realtors should be vigilant to disclose in writing to their clients that they should seek outside assistance for items outside of the scope of the Realtor's knowledge and skills.
