WHERE IS PORT ROYAL PLANTATION ON HILTON HEAD ISLAND
Our island is shaped like a foot and Port Royal Plantation is located right on the heel of that foot. I begin that way for two reasons, because in other areas of the country to locate a neighborhood or community, there are a myriad of streets, or intersections, or school districts and on Hilton Head Island, the easiest way to locate an area/community is to refer to the location on the 'foot'. The second reason is that nearly all of the individual 'plantations' on Hilton Head Island are gated and that means that you will need a Realtor® to gain access.
In the case of Port Royal Plantation, this is especially true since this community has no commercial restaurants or shopping within its borders. There are also no short-term rentals, quartershares, or timeshares.
WHY LIVE IN PORT ROYAL PLANTATION
Not only because of the aspect of privacy due to the lack of short term rentals, Port Royal Plantation is the only community on Hilton Head Island with its own private beach. There is no public access from the guard gate off of Highway 278 and no means to purchase a pass from the association or the guards in order to access the beach.
People often confuse Port Royal Village - which is located off a paralell road to the main Port Royal Plantation road, Coggins Point, with the plantation but it is outside the gates to the plantation - same goes for The Westin; it too is outside the gates of Port Royal Plantation and there are no access points to the hotel from the community.
The community beach house - new one currently (2018) under construction - is located right at Joiner Banks/the place where Port Royal Sound meets the Atlantic Ocean. Your views from the beach all the way to Fripp Island are spectacular.
The homes are situated on sites that are larger than most on Hilton Head Island and set back off of the street.
The location also has historical significance since it was the landing place for Captain William Hilton in 1663 who named it after himself "Hilton's Head". Hilton Head also played a major role in the Civil War as a Union blockade protecting Port Royal Sound. There are historical markers within Port Royal Plantation noting the location of both the encampment, fort, cannon mounts, and Robber's Row - the trading post.
FEES IN PORT ROYAL PLANTATION
There is a homeowner association and the annual fees are $1605/year. This covers the guards, guard gate, maintenance of roads, maintenance of sidewalks, tennis courts, and beach house. If you purchase a home in Port Royal Plantation, there is a transfer fee (paid by the buyer) of 1/2 of 1% of purchase price paid at closing.
PROPERTY TAXES IN PORT ROYAL PLANTATION
There are various tax districts on the island, but Port Royal Plantation lies within the R510 district. For a home purchase of $500,000, as a primary residence, taxes would be approximately $2617.20.
