When Cousin IT Visits an Open House...
Postcards are mailed, announcements are sent out on social media, the Open House event posted to the local MLS to grab buyer agents attention. Colorful balloons are attached to the directional signs and then Cousin IT walks across the threshhold, right on time, ready to ask a barrage of questions.
IT might go like this:
- What price is IT?
- Why is IT for sale?
- Does IT come fully furnished?
- How much would IT appraise for?
- Is IT listed too high in the market?
- Would they take $30K less for IT?
- Is IT a crime-free neighborhood?
- How many offers have been made on IT?
- Any issues with IT to keep buyers away?
- Are the sellers in a big hurry to sell IT?
- You think IT could be cleaned a little better?
- Would they consider seller financing for IT?
- Is IT true that the home has condition issues?
- Can you tell me how long IT has been on the market?
- Will IT cost me less if I buy without my agent?
- What are the monthly utility costs for IT?
- Can you take a huge closet and count IT as a bedroom?
- Okay to pull up the carpet corner to see if IT has pest problems?
- Are all the window coverings and rods included with IT?
- Has IT had any renovations or improvements done recently?
Cousin IT enjoys wandering into Open Houses without his Realtor, striking up conversations in an attempt to swing a deal. Savvy listing agents can adequately answer most questions due to being very familiar with the history, condition, location and price of the home.
Some questions are best left unanswered, however! Are you prepared for Cousin IT to make an appearance at your Open House event?
